The amount of commercial data center rack space has grown by 12-15% annually over the past three years, but the pace of facility construction has failed to keep pace with demand growth. About 75% of the total commercial capacity of data centers is located in the Moscow region, and another 8-10% is located in St. Petersburg. The remaining capacity is mainly located in large cities such as Yekaterinburg, Novosibirsk, and Kazan, where the largest customers, operators, and network infrastructure are concentrated. Experts say that the Sverdlovsk and Novosibirsk regions are the most active regions in the construction and development of data centers.
According to NF Group estimates, the energy capacity gap in the Moscow region is 200-300 MW. Building a data center with a capacity of 10 MW requires 2-3 hectares of land, and facilities above 50 MW require 12-14 hectares of land. In this case, it is not the area of available land that plays a key role, but the technical conditions, the behavior of technical connections, the type of use allowed on the site and the distance from residential areas – over time they intend to create a data center around the Russian data center “restricted area”.
According to experts, the cost of electricity for 1 hectare and 10 megawatts in Moscow and its surrounding areas is 080 to 1 billion rubles. There is no stable market for these types of sites yet; prices for sites can vary widely. Taking into account the costs of site transfer and facility registration, suitable land may cost 110 to 1300 million rubles. At the same time, due to various reasons such as rising equipment prices, sanctions, and rising construction costs, the capital cost of a new data center has increased by approximately 2-2.5 times. It is estimated that about 40% of the project cost may come from the “monetary component”.
Generally speaking, about 75% of the cost of building a data center is the creation of engineering systems, 15% is general construction work, and 5% is design survey and 5% each for other systems. In other words, data center economics depend primarily on engineering components rather than construction costs. At the same time, we also have to compete for electricity with office and residential projects, as well as warehouse terminals in the Moscow region. As a result, project deadlines are getting longer and more expensive.
